Central Coast Property Management specialize in full service property management of single family homes and condominiums in the Monterey Peninsula and the surrounding communities including Monterey, Pacific Grove, Pebble Beach, Carmel, Seaside, Marina, the Monterey-Salinas Highway 68 corridor, and the Salinas Valley.

We can help you maximize your investment return and we handle the day to day operation of your managing property, allowing you to enjoy the benefits of owning investment property.

We thoroughly screen and select quality tenants. We deal directly with tenants in negotiating and preparing leases, coordinating maintenance and collecting rent. We coordinate maintenance and repair of the property.

You will receive comprehensive monthly statements, year-end income and expense statement, and a 1099. We monitor the local rental market to insure that you are receiving competitive market rates.

However for those owners who like to manage their own homes but need professional help we offer Tenant Locator Services

Our Tenant Locator Service

Our Tenant Locator Service is comprised of the following services:

  • Survey subject property to estimate likely rental value and advise Owner as to any improvements that are necessary or recommended in order to obtain the highest rent the market will bear;

  • advertise subject property on Central Coast Property Management website and approximately a dozen other websites; place For Rent sign on property;

  • coordinate cleaning and minor maintenance if needed (with property owner's prior approval); coordinate duplication of keys and/or changing of locks if needed;

  • coordinate and facilitate applicants viewing property;

  • review applications, perform background and credit screening of applicants, verify employment, interview past landlords of applicants; interview applicants and select the most highly qualified applicant;

  • prepare lease agreement; review lease agreement with selected applicant and obtain signatures on lease and other documents as required by law;

  • prepare and provide to applicant required federal, state, and county disclosures; secure signatures and/or receipts where required;

  • collect first month's rent and security deposit from tenant; provide tenant with keys, other opening devices, and a move-in inspection form.

The Tenant Locator package of services is available for six percent (6%) of the annual lease amount.
